We regularly work with buyers and sellers from out-of-state and out-of-the country. Here are some of the common questions and answers that we receive:
Q: How can I sign documents if I’m not there in person?
A: We use a secure electronic signature program that is easy to use when you are ready to sign paperwork.
Q: As the buyer, how can I send you the earnest money deposit required to secure my under contract purchase?
A: Earnest money can be provided by either mailing a check or sending a bank wire. We can provide you with instructions for either or both at the appropriate time.
Q: Who handles the closing in Maine?
A: A title company will handle your closing. You may select a Maine-based title company or we can recommend one to you. The title company will research the deed to be sure that you have clear title to the property, prepare the closing statement, and handle the funds for all parties at closing.
Q: Do I need to be present for the closing?
A: No. You do not need to be present for the closing. Please let us know as soon as possible, however, if you will not be attending the closing so that we can communicate this to the title company. The title company will need to know if you will have a power of attorney signing for you or if documents need to be sent to you in advance for signature.
